What is a measurement or floorplan service?

Home measurement services are just what they sound like: An appraiser measures the dimensions and area of your property, then draws a basic or highly detailed layout based on your requirements. The appraiser's report and floorplan is a document that can be used to prove the accurate Gross Living Area (GLA), the sum of all livable space, of your home. These services are helpful and sometimes necessary when disputing property taxes or selling a property.

How does a home measurement or floorplan service work?

During a floorplan service, an appraiser measures your home with a measuring tool — either a tape or laser measuring device. As they tour the property, they notate the layout of the rooms and other features, like stairs, entryways, and fireplaces. They might sketch the property. Then, the appraiser creates a report and detailed sketch showing the total area of the home and the general layout. The final product is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documents, property listings, and more.

When is a home measurement or floorplan service necessary?

Real estate taxes

Tax records often reflect incorrect square footage because the values can come from many sources, and occasionally go unproven — meaning you may be taxed for more square footage than you actually own! Unless an appraiser has recently executed an evaluation on your property (after any updating that may have affected square footage), you'll need one to perform a home measurement service before attempting to dispute your taxes. An appraiser assesses an accurate Gross Living Area (GLA) of your property so your taxes reflect the actual square footage — and you can stop overpaying.

Marketing a listing

A home floorplan service can secure a fair price for your house. Square footage is one of the most important factors potential buyers look for when purchasing a home — but since square footage values are frequently approximated rather than accurately measured, your property listing may reflect less Gross Living Area (GLA) than it can take credit for. An inaccurate GLA could potentially reduce the selling price of your property as well as the number of interested buyers. The only dependable method of using an accurate GLA when listing your property is to refer to a previous appraisal or home measurement service performed by a certified appraiser (after any remodeling that may have affected square footage).

Material for agents

To make certain that your client's property closes at a price that correctly reflects true market value, we recommend asking for a floorplan service for the property. Your clients, and especially potential buyers, will be grateful for your attentiveness, and you can be assured that the GLA on your client's listing is a true representation of their home. A measurement can also be a wonderful marketing tactic for getting potential buyers interested since they can review the layout and details of the house before and after a showing.
